Christmas lights & decorations once again stored away? Try "winter" decorating!

I don’t know about you but every year I LOVE getting out & hanging up the Christmas lights inside and outside of my Defiance home, decorations add a bolt color we might not normally use in our decorating schemes… Christmas makes it easy to go a little wild with reds and greens and lights of all colors throughout the house! I truly enjoy it all December long, then comes January and it all gets put away… I decided to “Winter Decorate” again this year, I did that by putting away all my Santa’s but leaving out a few of my snowmen, putting away my Nativity Scene and leaving out the winter greenery of evergreen pines, berries and pine cones, I put away my multi colored Christmas lights and left a few white lights out & added a few candles here and there… now I have myself a little winter cheer as I pass by my kitchen counter top to find a snowman smiling back at me!

Enjoy a winter evening with the soft glow of a flickering candle and a toasting warm throw! Try one of your left over candy canes dipped in a mug of hot chocolate… yummy!

My Grandson loves the candles in the window & wants the lights to be lit up, when he comes over he walks right straight to them and points, adds in a little “Ooooo & Woooow” so we turn them on for him, he calls snowmen and Santa HoHo they are apparently all the same to him! To say the least he is putting some fun in to our winter, visit with a 16 month old and you will see what I mean!

Christmas decorating with bulbs…loads of style on a budget!!!

I really had a fun time decorating my kitchen this Christmas Season… using my Christmas tree bulbs was cheap, easy and festive! Anyone can do this~

First gather your decorative Christmas bulbs you didn’t put on your tree, then collect things from your cupboards you already have like: rose bud vases, pretty glasses, a cake plate, clear glass items show your bulbs off best. Shinny bulbs of all shapes and sizes will work, it is ok to use different colored ones too or try all the same depending on your décor` and taste.

Dabble your bulbs in and around your accessories, add a sprig or two of pine or your favorite Christmas candle! It is so easy to take a plane shinny bulb and mix it up with a few others… perhaps in a clear glass pitcher or a canister meant for flour & sugar. Look around your house you probably have items stored away for those fancy dinners we never really have, maybe you have your Grandma’s china that would look gorgeous with Christmas colors… bring them out of hiding so you can decorate beautifully without breaking your budget! Everything I used to decorate my kitchen was already in my house~ Curio cabinets also look festive with a few bulbs tucked here and there on the shelves, when the light hits them they shine with Christmas cheer!

When you are out after the Holiday’s shopping those 60% off deals pick up a couple boxes of shinny Christmas tree ornaments, next year you will have a blast decorating with them!

Creating my new home office~ will a little help from my hubby!

I have a new "home office" well kinda sorda new, Tim shampooed the carpet & did a fantastic job on the new paint and trim work... so to me, we created a "NEW HOME OFFICE"

Today was the first day I have not had any Real Estate appointments (busy days for which I'm thankful for) so I got to spend some time playing in my new office space... I walked around the house and checked in storage cabinets searching for just the right accessories I wanted to place in and around my office, once I had it completed (minus window treatments) I looked around and was pleased! A couple hours later it dawned on me why I felt so pleased with my new space... I filled it with memories from past shopping trips, special buyers who gave me a kind Thank You token and cherished gifts from those who love me!

My lamp is from our sister trip to South Haven, Michigan a couple years ago along with my wall plates that I just love! My pretty crystal bird tea light holder is from my sister Kristi for my Birthday, my cup and saucer is from my friend and relative Sandy, I decided it held my business cards with class, my plant is from Ed and Rebecca who purchased a wonderful North Side home this summer, my picture on the wall and my lilac chair is from a Relay for Life fundraiser a few years back, I knew I would eventually find a good place for them... I must say I kinda liked making my office a little feminine and girlie!

I also have a bookcase I bought from one of our sellers, Lynn... it now holds my books, paper work and files along with a couple Real Estate awards that I never had anywhere to display, whooo hooo for me it is all coming together, I think I'm going to like it here!

When I was growing up our Defiance family home had a dining room, most of the time it was a 'walk through" space to get to the kitchen or the living room. We used the dining room table as our homework area, the cat loved the dining room table, it held both our Easter Baskets and our school books! I can remember my graduation cake and it was proudly displayed on our dining room table along with many Thanksgiving dinners! Oh the conversations a dining room table must hear...

40th Annual Vince Polce Marching Band Spectacular~

Late Saturday afternoon the sun came out making the evening a little bit better at Defiance High School.
Chilly at the 40th Band Spectacular? Yes... but not all that bad considering the way the day started! Worth braving the cool temps and cold stadium bleachers? Yes... the opportunity to watch 6 marching bands is always a great night at DHS and has been for the past 40 years!

This years Feature Band was The Bowling Green State University Falcon Marching Band. How often can a marching band lover see a University Band perform for $6.00? The sights and sounds was awesome as they played and marched to a Beatles Tribute which included an appearance from Sergeant Peppers Lonely Hearts Club Band... Kudos to BG, we really enjoyed your bands performance!

One of the many things I got to witness last night was the "spirit of high school and college students" chearing & rooting for each other & showing appreciation for each bands performance, whoooo hoooo's and shouts of excitement was herd from students as the crowd watched 6 bands with 6 different styles of marching, dance routines, batons with fire and flags whipping and twirling under the stadium lights all on a very wet and muddy football field!

Thanks to the Tinora Marching Band, Coldwater, Clay, Sylvania Northview and Defiance Marching Band of Class for a fantastic fall evening of musical entertainment!!!

MY GOAL: We will move before Christmas… seriously?

My goal is to move to the Defiance area by Christmas, yes I need to seriously check into the Defiance area Real Estate market! My Realtor, Karol from Realty Five of Defiance told me the average transaction from writing the contract to closing the deal takes about 30 days!

Defiance area home buyers ask about Home Appraisals VS The Home Inspection?

Your Home Inspector and the banks Appraiser are two different people with two different jobs and for two very different reasons…
Defiance area home buyers I hope this will give you some great answers & explinations as you prepare for purchasing a Defiance area home!

The Appraisers job come first, your banker or lender will hire the appraiser on your behalf to do a Home Appraisal on your new purchase, the Appraisal is a “Opinion of Value” The value of the home needs to meet or exceed the dollar amount you are wanting to barrow from your lending institution. Example: If your offer to purchase is $99,000 then the home must appraise for $99,000 or more in order to get your loan. The Appraiser will use comparable sales in the area to determine his or her “Opinion of Value” along with condition and location of the home you want to purchase. As the buyer you will receive a copy of the Appraisal usually at the closing table.

The Home Inspector will not give you a “Value” dollar amount, the home inspector’s job is to take a very close look at your proposed purchase from top to bottom, roof to basement including the foundation and the homes mechanical components. He or she will check inside and outside of the home looking for anything that might cause alarm for current and or future problems. The Home Inspector is a person who see's it all, lots & lots of properties... this is the person to ask your questions to; a good Home Inspector is full of knowledge and willing to share that with the new home owner… Most generally the Home Inspector will give you a complete written report on his or her findings, with that information you will be ready to decide… 1) to happily move forward with your new purchase or 2) bring attention any repair work needed to the seller asking the seller to take care of the repair before you close on the house. Most purchase contracts are written by the buyer’s agent with a Contingency Clause of: Contingent on approved Home Inspection allowing you as the buyer the choice to buy or walk away from the purchase in legal standings.

I want to buy the perfect house for me! As a Defiance,Ohio area Realtor I'm so glad you want to buy a house, really I'am... but a perfect house? I'm not convinced there is a perfect home in the Defiance area unless money is flowing like water and you can find a builder to build you a perfect house!

Summer time and I love it!

It's summer time and I love it... bring on the sunshine, cool waters of a

A purple house, seriously?

A purple house, seriously? Yap... today I saw my very first purple house! Now I have seen a lot of houses in the past 6 years of being a Realtor but never a purple one...

While looking for the house I set up to show my potential buyers today I was driving down a country road just outside of Napoleon when my car almost stopped itself and said " Karol look... there is a purple house, you must stop and take a picture of it" I saw and smelled purple lilacs at my first showing of the morning in Paulding County where I couldn't help myself I had to pick a bunch from the huge bush in the side yard (my kitchen smells wonderful now) then in the afternoon I see a purple house, Hmmmm Saturday is Relay for Life "Power of Purple Parade" and Defiance's Lilac Festival so maybe I just have purple on the brain????

Enjoy your week end and while you are at it stop and smell the lilacs Downtown Defiance will be full of them!

Come on… is Real Estate really improving?

YES area Real Estate is moving, that's a good thing for our communities, buyers, sellers & Realtor's alike... Not such a good thing when others write offers on the same property as your buyer! A few things might happen in today's market: 1) a multiple offer situation is created 2) the other submitted offers may be higher 3) the other offer is a cash deal and the seller takes it right away.

Regardless it is no fun as a Realtor to inform your buyer they didn't get the house they wanted... Today I had to do just that & I didn't like it!!!

NO time to give up! I tell my buyers to shop for their mortgage $$$ like they would shop for a new pair of shoes... same goes for a house! Shoes have to be a certain size to fit comfortably, a certain style & color to fit your outfit you want to wear them with and all with in a certain price range, right?

Your house reflects your style, comfort level, decorating taste and a price range that works in your budget, right? See what I mean... shop for a house like you would a very special pair of shoes! Don't give up there are always new listings to look at and your Realtor will be glad to set up more showings!

If your offer didn't work, out maybe it wasn't a good fit after all?

Why do people love there refrigerators? I just don’t get it…

Refrigerators have been around for years, I just don’t get why people love there refrigerators? I can’t remember a day when I said “Gees’ I just love my refrigerator”

A couple refrigerators do stick in my mind, one being my Mother in laws; bless her heart, she had the same copper colored frig for years!!! The second one that comes to mind is a seller I had a few years ago, she had a huge stainless steel frig with a TV in the front of it, yes I said a TV!!!

When Realty Five of Defiance sits down with home owners to list their house we simply ask the seller if the appliances stay in the home, are they included with the listing? Quit often one of them will say “Yes the new owners can have the appliances but NOT MY REFRIGERATOR”

A couple weeks ago I sold a house to my future daughter in law, when we wrote the offer up we of course asked for the stove and refrigerator to stay with the house, guess what? The seller said yes you can have the stove but NOT THE REFRIGERATOR.

See what I mean… people love there refrigerators and when it’s time for a new one where do you suppose the old one goes? The garage, so then they really like their garage refrigerator and really love their new kitchen refrigerator! Our old frig is going to my son and his soon to be wife in their soon to be new house. My husband Tim spent hours and hours cleaning our old one up to the point it almost looks brand new again, I just know the kids will LOVE their new / old refrigerator, plus the soon to be Father in law scored some major brownie points!

My husband and I purchased a refrigerator this week, yap a brand new one… we didn’t get fancy with a bunch of bells and whistles but for the first time ever I have an ice maker, no more filing up ice cube trays for me! Do I love my frig? No can’t say that I do, at least not yet~

On a side note we did really like the service we received from “C” Stephen's, I remember as a kid growing up on the East Side good ole Charlie Stephen's kept me, my sisters and half the neighborhood kids stocked with refrigerator boxes to play with, we had a great time sliding down Kingsbury Hill in those boxes!

I bet if a frig could talk it would have all kinds of stories to tell… do you love your refrigerator???

Easter & Spring time blooms~

Sending a heartfelt "Happy Easter" to our buyers, sellers, friends and family! Hoping you all enjoy your Easter Holiday along with the Spring time blooms we are finding in our flower gardens, tree tops and along the side of the road... yes, they are popping out in between the rain drops!

Soon N.W. Ohio's scenic 424 will be shouting spring time colors by showing off it's beautiful Red Bud trees between Defiance and Napoleon... it is such a pretty drive if you go as the buds are blooming! The Defiance Library grounds are also a favorite of many when lots & lots of great smelling Lilac bushes are in bloom! Do you have a favorite Spring time location that you visit each year?

What Defiance area buyers DO NOT want to see! Well, for starters they do not want to see your house & the way you live in it... sound strange? They want to see them selves living in your listed home! You may be asking "How in the world can I do that Karol?" Let me tell you the ways...

1) If you are listing your home you are going to be moving right? Pack up your personal items, safely pack your family photos... save them for display at your new house! Buyer's WILL look at your wedding photos rather than your crown molding in the living room!

2) De-clutter, then go back and de-clutter again! Minimize your accessories and minimize your furniture, it will make your rooms appear larger!

3) Neutralize your colors... neutral paint and floor covering leaves the buyer open to using their own color selections not yours, remember we want the buyer to picture them selves in your listed house! "But Karol my house needs a dash of color to brighten it up" It's OK to do that, add color with pillows, area rugs, lamps, flowers & greenery... a few accessories can go a long way!

4) Light it up, keep lights on for showings. I showed a house yesterday, the seller had every light in the house on for us... very nice!

5) Clean, clean and clean some more! Bleach, glass cleaner and furniture polish is your best friend while your home is listed... then light a yummy candle for fresh fragrance before the buyer is expected to walk in the front door!

Two years ago my husband and I was sellers, was it work making our listed home buyer ready? Yap is was! Did our house sell? Yap it did, we sold our home is 7 weeks!

So... what do Defiance area buyers NOT want to see? They do not want to see dirty dishes on a full kitchen counter top, a bath room that needs some cleaning, a dining room full of catch all stuff, carpets that need a good shampooing, a front lawn in need of raking and windows that you can't even see out of! Really it is common sense... put your self in the shoes of the buyer, walk around the exterior and interior of your house, then ask yourself... would I want to buy this house?

How to decorate when the Christmas lights & decorations are once again stored away?

I don’t know about you but every year I LOVE getting out & hanging up the Christmas lights inside and outside of my Defiance home, decorations add a bolt color we might not normally use in our decorating schemes… Christmas makes it easy to go a little wild with reds and greens and lights of all colors throughout the house! I truly enjoy it all December long, then comes January and it all goes away again… well not this year! I decided to “Winter Decorate” I did that by putting way all my Santa’s but leaving out my snowmen, putting away my Nativity Scene and leaving out the winter greenery of evergreen pines, berries and pine cones, I put away my multi colored Christmas lights and left a few white lights out & added a few candles here and there… now I have myself a little winter cheer as I pass by my kitchen counter top to find a snowman smiling back at me!

Enjoy a winter evening with the soft glow of a flickering candle and a toasting warm throw! Try one of your left over candy canes dipped in a mug of hot chocolate… yummy!

How does a Christmas ornament reflect pieces of our lives???

This year I un boxed Christmas ornaments that I have not seen in a while, we moved 2 years ago and they remained in there proper storage places until last week... As I unwrapped and un boxed them the memories of who, what and why we had collected each ornament started flooding my head and my heart!

Some of course were from our sons, Jeffery & Steven's childhood and teen age years, a few as cherished gifts from family members who are no longer on this earth with us, cowboy Santa's for Tim and some I hand picked for my "pretty tree" that I put up in our living room each year, my boy's called it "Moms Christmas Tree" My tree so to speak... was decorated with glass angles, humming birds, snowmen and glass pieces of candy then I added silver and green ice cycles with red and white lights!

This year I decided to get a little Christmas crazy & combine them all, kinda fun mixing them all up for a tree filled with touches of history & memories from the entire family! I added a few pictures of our lives reflected through our families ornaments of choice!

Christmas snoopers.... have any at your house?

Christmas snoopers! They come in all shapes, sizes and colors...do you have any at your house?

When my now grown sons were little they had the art of "Christmas Snooping" down pat, apparently it didn't matter where I hid there Santa gifts they found them!!! I worked for several years at Rupp Furniture in Bryan so one year I warped there gifts at the store and put them under the Christmas Tree we had in our big display window, fooled them good that time... my two sons are adults now, my hiding gifts days were finished right? Hmmmm, so I thought~

Today's Christmas Snooper is our 4 legged family member, yap our dog Main Yeager snoops in gift bags, he not only snoops in them he sits in front of and or beside them for a couple hours at a time!!! Main also snoops and sits by packages at his Aunt Kristi's house, he is so funny we laugh every time... I had to show him the presents in those gift bags are for the newest addition to the family, our 3 month old Grandson, Bruce, I suppose he will be the next "Christmas Snooper"

I’m not a big fan of Halloween so the end of October gets me thinking about Thanksgiving! To me Thanksgiving is a feeling; it is a mood swing that comes over me, one which I love…

When I think about Thanksgiving, I first picture my Grandma’s house specifically her dining room table and side buffet, the room this furniture sat in was huge in her first house, not so much after they downsized and moved… Grandma’s new house was a small ranch with a small dining room where each Thanksgiving we filled every inch of it with family and food!

Oh if dining rooms could talk, the stories they could tell about the families who live there are probably endless!

If a potential buyer sees that you owe $3000, he'll think, "Oh, this person must be desperate to sell!" And this will make the buyer less apt to bid up on your home. Put all personal papers and bills in baskets with lids or in drawers.

4. Photos

Photos are family wallpaper. You don't pay attention to them, but buyers will. And every second they are looking at your pictures, they aren't looking at your house.

5. Smells

If your house smells bad, people will turn around and leave. This should be of particular concern to smokers and people with pets. Make sure to air out your home and light scented candles if necessary.

6. Extreme Temperature

Your house should be cool in the summer and warm in the winter. If a house is too hot or too cold, the potential buyer will want to get out of there as soon as possible.

7. Messy Exterior

You can't sell it if you can't see it! Go across the street and look at your house from your neighbor's home. Is the paint job intact? Are the shutters secure? What does the roof look like? Make sure the lawn is mowed, the trees and bushes are trimmed and put garbage barrels in the garage or out of view. Spray off residual dirt from the side of your house and walkways.

I was recently lucky enough to have a few vacation day's with my sisters, we went to the Angola Indiana area to visit & stay at the Potawatomi Inn located in The Pokagon State Park, I'm by no means a "travel agent" but this trip I would recommend to anyone wanting a close to home get a way!

The Pokagon State Park offers so much to do like walking the trails, sitting on the beach, a boat ride tour of the lake, bird watching or just relaxing on there beautiful lawn & verandah. The Potawatomi Inn has a wonderful lodge like atmosphere along with there restaurant offering a breakfast buffet and evening dinners...

My sisters and I visited the tale end of August when it was still warm and sunny & we loved it there, I bet fall is gorgeous with the earthy colors in full splendor! Hmmm... maybe a second trip needs planed?

What Do I Need To Buy A House?

Very often I am asked by people who are considering buying a home what they specifically need to do or be doing in order to purchase a home. I find it interesting that it's not just first time homebuyers who are asking this question but also those who currently own their home.

Their are several things that one needs to be doing when getting ready to buy a home but today I'm going to focus on what you need in order to get your financing necessary to purchase that home of your dreams.

One of the first things you need to do is to begin saving up money. Unlike years past, the days of the "no money down" deals are far and few between thus you will need to have some money. Depending on what kind of loan you will be getting you will typically need money for a down payment plus closing costs. If you are going to be using a FHA (Federal Housing Administration) loan then you will need at least 3.5% of the purchase price as down payment money plus closing costs. A good rule of thumb when using a FHA loan is you are going to need 5% of the purchase price in order to get the loan. Of couse there are exceptions as you could potentially have the seller of the home pay some of your closing costs.

If you are not using a FHA loan you might be using what is called a Conventional loan. Again in today's market, you will need down payment money and the typical minimum is 5% of the purchase price.

Now that you've begun saving up your cash, you need to check into your credit. Do you know what your credit report has on it? If not, you need to get a copy and check it out. There may be items on there that you didn't know about and will need to get taken care of. You can get one free report each year for free. so you can go to one of the many sites availble to get yours and check it out. Unfortunately, in today's credit world their doesn't seem to be to many lenders who use their heads to make loan decisions. They rely very heavily upon credit scores. So, you need to know what yours is and get any issues taken care of.

In the mean time while you are taking care of those items above, you will need to begin gathering up information that your lender will need in order to get you approved for a loan. These are easy enough for you to get so I've made a little list for you to check off as you go.

You will need:

•Last month of pay stubs (Proof of any verifiable income)
•Last 2 years of Tax W-2's
•Last 2 years of tax returns if self-employed
•Most recent bank statements for all accounts
•Most recent statements for investment and retirement accounts
•The purchase contract with all attachments (if you've already made a contract to purchase a property.)
•Any divorce decrees (if applicable)

If you've taken care of saving up some money, checking and cleaning up your credit and then gathering up the items on this list. You will be so far ahead when it comes to purchasing your home. Of course there are other important steps that you should take along the way, including choosing a great real estate agent to help you (I know of one if you don't), but these are some very important steps that will help you get that home of your dreams.

Mud hens Game

We recently went to a MUD Hens Game in Toledo, Compliments of Fifth Third Bank! It was our first time in this stadium and we had a great time! Tickets only cost $9.00 dollars. The night we went there was two double plays, 2 home runs and one of the hitters broke his bat and it landed in the dirt. It was so much fun.We took our nephew Jon and our neighbor Gary Emerson ,who is a great friend. It was their first time also and Jon really enjoyed the game. Great food, alot of shaded areas. If you get the chance I would highly recommend this exciting night out.

I made a recent visit to Stoney Ridge Farm & Winery just outside of Bryan on Co. Rds.G & 16, it was my first time there... I gave it thumbs up rating!

Rows and rows of grape vines lead you down the main entrance, that’s when I decided “this is going to be a real treat to visit” at it was… 10 acres of vineyards are here!

I was with my sister and couple of friends who had been then before, they knew what they were doing so I followed their lead. First we taste tested a few wines from quit a large list Stoney Ridge has to offer, it was an fun adventure to taste some wines that were new to me! I don’t know about you, but I look at wine in the store that I don’t never seem to buy, I guess I’m not too willing to spend $10 or more on something I’m not sure I will like or enjoy…

You might be saying what is a "Short Sale"? The Defiance area Real Estate market along with the majority of the country have short sales around most corners, in most communities... When a homeowner is behind on their mortgage payments they can quickly get turned upside down with the bank who holds their mortgage. Sometimes a consumer / homeowner will try to sell there home "for sale by owner" or "FSBO" to get out from underneath their loan... more often then not, to much is owned on the loan and they simply can't get it sold for the amount of money they still owe the bank plus the fact it takes alot of marketing skills to get a home sold...This is a excellent time to call a Realtor! Don't Lose Your Home to Foreclosure!

Adjustable rate mortgages, declining home values, loss of jobs, tighter credit, high national deficits and a crazy global economy have definitely had an effect on the real estate market over the past few years. One of the fallouts of all of this has been the ever-increasing number of foreclosures that have happened throughout the country. Though the vast majority of homes being foreclosed upon are in certain pockets throughout the country (Florida, Michigan, California etc.) it is not uncommon for homeowners here in Northwest Ohio to be facing foreclosure too.

People keep asking me, "Why don't these people just refinance their home?" What most people don't understand is that to refinance a home, the home has to be valued at enough to cover the loan on the home. Unfortunately, housing values have depreciated significantly over the past few years leaving many homeowners with loans greater than the value of their home thus resulting in what is called negative equity. When that happens the bank does not want to give a new loan for a home that is more than it's worth. When that happens the homeowners are stuck facing the higher adjustable rates and the resulting higher payments. As those payments increase and adjust every 6 months or year the homeowner’s typically begin struggling to make the payments.

So, what should you do if you find yourself in this situation or one similar to it? Many people just give up and stop paying their mortgage and eventually face foreclosure.

You do have options.

If you find yourself dealing with a situation like this the very first thing you should do is begin talking to your lender. The sooner you begin talking to them the better chances you have to find some relief. You must understand that the bank does not want your home thus they are typically motivated to find a way around getting it back at foreclosure. They may be able to renegotiate the mortgage or help you find a better way to work through it.

One option that the lender may be willing to consider is what is commonly called a Short Sale.
A short sale is when the lender will consider taking less on the home than what is owed on it. For example, in a short sale if the home were worth $100,000 but the owner owed $120,000 the lender would allow you to sell the home for $100,000 and potentially forgive the outstanding $20,000. Going through a short sale is not typically a real "simple" process but it is one that can be worked through. There are advantages and disadvantages for doing a short sale but the biggest advantages are you avoid foreclosure on your credit and you are able to move on with your life often without that upside down mortgage hanging over your head.

Having to deal with a short sale or foreclosure is not the greatest place to find yourself in but if you do, don't ignore it and hope it will go away. Instead be proactive and get the most of what you can out of the situation.

"QUIRKS" does your house have any?

When you move into a new or a different house there are always quirks about the house you learn about as you settle in and live there a while! I did just that a year and a half ago and I'm still finding "quirks" around here! We quickly learned the kitchen wood floor squeaks and the front porch is wonderful but a bit noisy! My most recent "quirks" are the ones found in my flower beds... Last year when I didn't know what was growing I pulled it just in case it was a weed! Week-end Voyage,

Bob and I went on a week-end trip to Grand Rapids, Ohio. We had a great time on the nature walk and almost made it to the Old mill! Along the way we visited the dam and met three very nice boys who were bow fishing. Yes I said fishing with a bow and arrow! It was very different and exciting to watch. There were many people there enjoying the beautiful weather and having picnics for Memorial day. The boys we met were Nate and Justin Johnson and Adam Brents. Hope you enjoy the pictures.

Which season do you like to roam around the grounds of The Defiance Public Library? Haven't been there lately? I must admit, I was there more often when my laptop was not such a big part of my life!!! Tons of information and resources is why I used to go the The Defiance Public Library now... not so much, although I do love walking around and soaking up the views on a sunny day!

The winter white was a very pretty site but I think I would have to say Spring and Summer would be my favorites!! When I took a stroll the other morning I shot some photos of the high river and the Defiance Public Library grounds... I have to say I was disappointed in people when I saw trash laying around, PLEASE take a minute to pick up your owns pop cans and dirty diapers!!!! Keep the Fort Grounds clean for all to enjoy!

The Maumee and Auglaize rivers were plenty full with a fast moving current!

When I was growing up in Defiance my Dad and my 2 big sisters taught me how to water ski in these rivers, great memories growing up across the street from Kingsberry Park!

If you are having a ruff day or just want to enjoy your morning coffee I recommend you take a walk around the grounds of The Defiance Public Library, relaxing, pretty and full of history. It has a calming effect on me... one that I'm not quit sure I can describe! Karol

Being a relatively new company in the Northwest Ohio real estate market, I'm often asked the question of why I opened a new company, especially in these tougher economic times. I'm asked it by both real estate professionals, as well as, from contacts we make on a regular basis.

I've answered that question in many different forms, but I think that I can simplify it by stating,

"because I wanted to make a difference."

We've all been granted a limited time to spend on this planet before our creator takes us home and I wanted to make sure that I was doing all I could to leave this plant, the people I meet, those who I work for and those who I work with in a much better position than when I first found them.

I truly believe it's my responsibility to make the world a better place. I may not be able to change the whole world with my efforts and this company, but I know that I can change the world for one person who may need a hand. I know that when we are able to donate some money to a local charity that one person's world may change that day. It could change simply because that day was made better. I know that when I treat a client with respect, honesty and integrity that their world is changed as they are making world changing decisions in their lives. I know when I treat those of whom I work with with love, integrity and respect that they are able to become more than they would have had I not given them the support they needed.

New Real Estate office in Defiance Ohio...

As most are aware our Real Estate Brokerage is a "NEW" brokerage to the Defiance Ohio area! We chose to name our business Realty Five of Defiance; we love the opportunity of choosing how to run our business rather than a franchise choosing it for us! We also love that we do not have a franchise dipping into our commissions and putting dollars in their pocket… which brings me to our “We choose to give” tag line, the longer we are working in The Defiance area business the more we understand that our “We choose to give” tag line is SO MUCH MORE than just a tag line! We choose to give 5% of our company’s gross commission to a local not for profit charity of our buyers and sellers choice! This week end while chatting with a nice gal I had not seen in quite a while she mentioned Realty Five's Giving 5% program... so very sincerely she said “God loves a giver, God loves prosperity and you will prosper as a company for giving back” As my heart melted from her kind compliment it again made me realize the thousands of dollars we have already given is so appreciated by many many people, we tend to forget the lives we touch as we go through our daily routines; I’m one Real Estate Agent who is happy to conduct business and then have the opportunity to “give back” to the Defiance area community!!
