Facebook/Farmville

 Hi Everyone,
 What do you think of the facebook craze?  I have recently started to be more active on Facebook and have reunited with old friends and out of town family! Then after hearing all the craze about Farmville decided to try it out. Wow am I glad I did! I have had so much fun. It is very addicting but also brings out your creative side and puts those old math skills to work too! Designing your farm is just the start,  creating your personal character, then you have to get busy and learn the best way to spend your coins that you collect through farming. As a woman I love to shop and for free wow!!! It has kept me out of the mall!! The thing I like most is..   The networking it has forced me to do and now I talk daily to people I diden't know and I am really enjoying the whole concept of the game. If you get a chance, try this out. The application is very easy and anyone can do it. But beware your day will fly by and your farm will prosper!! Area Market Conditions February 5-12, 2010

I've done a quick breakdown of the market conditions for the areas of Defiance city, Defiance County, Paulding County, Putnam County and Paulding County Ohio.  Unfortunately, there are still not a lot of homes being sold this time of year.  I think that the main reason is simply the weather is just not condusive to getting out and seeing properties.  Who really wants to trudge through the snow to see a house? 

On the other hand, there are some great buys out there because of these conditions.  Add that to the tax rebate incentives and someone could make some great deals.  See the breakdown of the stats by clicking here.

Home and Garden Show, Cleveland International Exposition and Convention Center

The Great Big Home and Garden Show held each year in Cleveland's IX Center/Convention Center is in full swing, the show continues through Sunday Febuary 14th... I visited the Home and Garden Show this past week-end with family and friends... if you have the "winter blues" and or "cabin fever" I recomend a day trip to Cleveland it will certainly get you in the Spirit of Spring, it was a fantastic event with area Home Builders and Landscape Companies strutting there stuff in the highest of fashions!

Outdoor Trends: Create your own Outdoor Living Space by adding Square Footage to your family living area...it can be as simple as a coverd patio to a second kithcen on the terrace! Some were over the top with there own wall of rain/water built under a roof of pine... Here are a few picutres I took of outdoor spaces done with high style,compfort and quality in mind!
Outdoor storage has its own lavish style with Storage Sheds that are sure to please anyones tastes and decor... adding windows and a small front porch bring these sheds to life with a personality all of there own!

Home Buyer Educational Class

The Northwest Ohio Community Action Commission is offering a homebuyer education workshop Feb27. The free event will take place at the NOCAC office,1933 E.Second Street, and is open to all residents interested in learning about the home buying process. The workshop will take place from 9a.m-3:30 p.m.
and will cover the importance of good credit, how to qualify for a morgage, how to choose a realtor, how to shop for a home and how to budget for home ownership. Attendees who complete the workshop will recieve a certificate. For more information, call 419-784-5393

Market Stats for Defiance, Ohio Jan. 29-Feb. 5 2010

Here are the numbers whether you like them or not.




There are currently 209 active lisings in market areas 61,62,63,64 (Defiance 43512) The average listing price is $118,311, Median Price $94,900 with an average Days on the market of 156.
Currently there are 12 homes that are classified "contingent" one however has been contingent for what seems forever. It's days on market are over 900. it's a build that hasn't happened yet. If we remove that one from the market stats the low price is $39,900 high is $164,900 with an average of $101,018
There are 6 homes classified as "pending" there prices are $10,400, $18,000, $19,900, $39,900, $58,000 and $112,500.
Finally there was one house sold this past week. It was a 2 bedroom 964 sqft. home that sold for $18,000 and was on the market for 151 days.

To hire a Real Estate Agent or not??? Read New York Times article here~


Recently The New York Times ran an article titled "Agent or No Agent?" ... about whether or not you should hire a real estate agent when selling your home...
This article, I must admit, is interesting & well written. The writer found 2 homeowners who are selling, side by side. One seller is using an agent and would never dream of NOT hiring a realtor, while his neighbor the second seller thinks she can save the commission and do it herself. The writer also quotes a professional selling in the city who has a finance background and loves to negotiate--thus she sees no value whatsover in hiring a broker. (finance is a major part of Real Estate)
